Qualifying Rental Criteria

Touring: Government issued I.D is required to tour.

Income: Income verification is required during the application process. 

Credit/Criminal: Unsatisfactory credit may require additional deposit & criminal background checks are required.

  • What will you do to prepare my apartment before I move in?

    Before move in, your unit will be individually walked, inspected for quality control, and all appliances tested. Additionally, each unit receives a deep cleaning prior to move-in to ensure satisfaction.

  • Do I have to be present for a service technician to perform work?

    You do not have to be present for the service technician to do work, however, we do provide a courtesy call to make sure that you’re okay with us entering the apartment if you’re not present. In the case of an emergency, a courtesy call might not be provided. All pets must be secured upon entry.

  • Do you have on-site maintenance?

    Yes! We have a maintenance team dedicated to the upkeep of our community. Additionally, our maintenance supervisor lives on site, resulting in quick response times for any after-hour emergencies!

  • An item in my unit needs repair. How do I get help?

    You can send an email, call the office, or put in a maintenance request via the resident portal app.

  •  What happens if I am locked out?

    There is a call box located on the main entry/exit door of each building. You can find your name in the directory and buzz yourself in by pressing #9 when it calls you. In the event that your unit key is lost or misplaced and a new key needs to be made, there is a $50 re-key charge. Please contact the office and follow the prompts for a maintenance emergency.

  • Is parking available?

    Yes. There are plenty of parking spaces available around every building. The parking is first come, first serve as spots are not assigned. There are handicap parking spaces located on each side of the buildings.

  • What amenities does the property offer?

  • During which time periods are the pools and decks available for use?

    The pool hours are from 7am-11pm 7 days a week. The pool is open during spring and summer seasons, but the pool deck is open year-round for access to the fire pit, fireplace, and grills.

  • Is your community pet friendly?

    We love our furry friends! Dogs and cats are allowed. There is a limit of 2 pets per apartment. Some restrictions apply. Ask your leasing consultant for any additional details on our pet policy. All pets are subject to a pet screening before being allowed to move in.

  • What appliances are standard?

    Each unit comes with brand new stainless steel kitchen appliances (stove, refrigerator, microwave and dishwasher), a garbage disposal, and brand new full sized smart washers and dryers.

  • Do you offer furnished apartments?

    We do not offer furnished apartments. Residents are responsible for providing their own furniture.

  • How long does it take for an application to be approved?

    Generally the verification process takes 24-48 hours.

  • What are my options for paying my rent?

    After moving in you can pay via echeck, credit or debit card on the resident portal app or you can pay in office by way of personal check or certified funds. No cash is accepted.

  • Am I required to purchase renter's insurance?

    Renter’s insurance is encouraged but not required. Each resident pays $16.95 per month for RLL Max Waiver. For more information, you can click the link to view the information RLL video. https://vimeo.com/371472613

  • Which provider can I use for Internet and cable?

    Each unit contains an access point with WhiteSky Communications. No other internet companies can be used. You may set up cable you’re your preferred provider. However, streaming cable services such as Youtube TV, Apple TV, or Sling, etc. are recommended.

  • If my situation changes can I get out of my lease?

    We understand things happen and a lease can’t always be fulfilled. Please contact office staff should this situation arise to discuss the lease-break policy in your lease contract.

  • How do I set up my utilities?

    Power is to be set up through GA Power, gas (in select units) is to be set up with the city of Sugar Hill. Water is already set up for each resident and billed though Conservice billing.

  • Which utilities are included in my rent?

    Utilities are paid separate from rent.

  • Which school district are you in?

    Local schools are Lanier Middle School, Lanier High School and Sycamore Elementary School.
